RoofThe average life expectancy of a roof varies depending on the application. Common residential asphalt shingles have an average life expectancy of 15-18yrs. Flat commercial TPO generally has a life expectancy of 15-20 years. Factors like severity of climate, quality of installation, number of roof penetrations, maintenance (specifically clearing of organic debris accumulation on the roof) Providing adequate roof slope to prevent ponding, and level of foot traffic on the roof.

Drainage Highly recommend including a sewer scope with your inspection. In the event that you buy a property without getting a sewer scope, you could be putting yourself into a situation where you will have to pay thousands and thousands of dollars to fix. It is recommended to ALWAYS get a sewer scope prior to buying an property. Don’t let yourself skip this step because it could cost you thousands of dollars in the future.

Electrical & MechanicalIdentifying obsolete electrical panels that could be a potential safety/fire hazard. Knowing the age of your mechanical equipment is very important as you plan for future replacement. It's best to identify these expenses in advance and have a plan in place.
